Upon vacating the premises at the end of the lease term the tenant was served with a claim for around £30,000 to repair and redecorate the several small rooms they had occupied for a number of years. After some robust negotiations we had reduced this by 75%.
We were commissioned to undertake a survey of a well maintained property that appeared perfect. However, during our inspection it was discovered that the chimney breast had been removed in the kitchen. The seller had no information about how the chimney above was supported, nor had any works been passed by Building Control. The seller would not permit the structure to be opened up to investigate further so the purchaser pulled out from a property that could have required costly remedial works.

Redevelopment of a restaurant included the demolition and rebuilding of the rear extension containing the dining area and toilets. The side wall formed the boundary with an adjacent property. Working with the neighbour's surveyor we were able to ensure the works undertaken caused minimal inconvenience to the neighbours.
